I have been selling mortgages for over 12 years; it's like driving a car you never forget how to help people with their mortgage financing, but you also are aware of how many bad drivers are out there deterring clients or giving incorrect/bad advice. My two favorite things are learning my client's job and what they actually physical do or what their job means, the other item is learning about family members and what people do in their daily life.
